When it comes to the optimal time to market your rental property, spring is usually high on people’s list. Not only do the days last longer, but it’s also the time of year when plants and flowers come into to bloom, bringing out the best of your outdoor space.
With lockdown rules expected to ease soon, now presents the perfect time for landlords to refresh interior décor, improve living spaces and update key rooms – all small changes which today’s tenants would appreciate in a post-Covid world.

Provide a home office
With an increasing number of people working from home, it’s worthwhile creating an environment that will inspire productivity.
Whether you introduce an entire room or a small nook in one of the main living areas of the home, it’s important that prospective tenants can envision themselves in a dedicated space that will keep them in the right frame of mind for a day’s work.
Consider adopting a minimalist style for your home office space, as clutter can often become distracting. Desk plants and flowers will offer a burst of greenery, helping to liven up the area as well as improving the air quality.
Additionally, adding some neutral artwork to the walls will inject some personality and colour into the space, brightening it up and enticing potential tenants.
Conservatories offer valuable extra space to homes that, if properly maintained, can be used all year round. With tenants prioritising additional space after a number of lockdowns, it’s even more important that this feature looks and performs its best.
If your conservatory is suffering from lack of upkeep, is struggling with temperature control or has a damp or leaking rook, it may be in need of refurbishment.
Refurbishment is a great way to utilise some of the old components or rebuild a new structure on your old conservatory’s base to provide a refreshed space.
Consider transforming an under-utilised conservatory into an entirely new room – such as a home office or somewhere to relax and unwind.
New doors and windows
Investing in new external or internal doors can completely transform the look and feel of a home – providing a modern and contemporary upgrade that is both practical and aesthetically pleasing.
New patio, bi-fold or sliding doors that lead out to a garden or courtyard can help to bring the outdoors in and allow natural light to flood into your property.
A new front door will make a huge difference to the exterior of your property, making a modern statement and improving the property’s security, insulation and energy efficiency – allowing your tenants to save money on energy bills over time.
Similarly, installing new windows in your property can make an instant impact on a number of fronts. From increasing the amount of natural light that comes into the home, to improving insulation, outside noise levels and home security – new windows are an ideal investment that will add quality and value for years to come.
A splash of colour
For a quick and easy home improvement that really makes a splash, consider painting a statement wall in the living room or bedroom.
Bright spring colours – such as dewy green and sunshine yellow – can make a room feel fresh and airy. You could go the extra mile and select an alcove or fireplace wall, so that the colour really stands out and becomes the main feature of the room.
While some tenants generally prefer a more neutral property to move into, incorporating a splash of colour could make the home more appealing during viewings.
Above all, though, landlords must ensure that their property is safe and Covid-compliant and adhere to government guidelines at all times.
The good news is that the rental market has held up well during the pandemic and is expected to perform well through 2021, making now a good time to be a landlord in West Lothian.
