Spring is that time of year where outdoor space gets used again, the weather heats up and days are brighter for longer.

As one of the best seasons to showcase your home, landlords should pull out all the stops to attract tenants this season.

With this in mind, here at Letting Solutions, we use our experience as West Lothian lettings agents to reveal how landlords can attract tenants this spring.

Make outside a priority

During the warm weather, staying outdoors becomes more appealing. As a result, landlords can make the most of any outdoor space they have to interest tenants.

According to Rightmove, property searches for ‘gardens’ have experienced a 70% uplift, proving that outdoor space is already a top priority for those looking to move home.

Whether big or small, all outdoor space can be improved to make the property look more appealing. During the colder months, the outside of the home often becomes deserted, so overgrown plants, faulty fences, and chipped outdoor paint tend to fill the garden space.

During the spring, flowers begin to bloom so even if the outdoor space of the property is not big enough to fit a barbeque, or a table and chairs, landlords could plant flowers instead.

By cleaning up the outside garden space in time for spring, landlords are doing their tenants a favour because it makes it easier for tenants to envisage themselves making use of the outdoor space during the warm weather.

Why not even make spring festivities and potential uses of the outdoor space form part of the pitch when doing viewings too?

Have a spring clean

The outside of the home is not the only area that needs to be organised and cleaned during this time of year, the inside does too.

In a study conducted by Rated People, 43% of participants revealed that they would not view the property if the images showed the house was unclean.

By giving the entire home a spring clean landlords can make the home look more enticing. Particularly during the height of the Covid-19 pandemic, people spent the majority of their time indoors. More time indoors could perhaps amount to accumulating more things to pass the time and therefore more clutter.

Removing dust, arranging possessions and furniture are only a few tasks that can be done to make the home stand above the crowd.

Adding small plants to a desk space or placing flowers along the windowsill are other touches that can be added to reflect the season on the inside of the home.

Maximise the amount of light

Sunshine not only helps get people’s mood up, but it can also make the home look better. By simply arranging the home effectively, landlords can let the light in.

You could be letting homes that have the potential to look brighter, but bits of furniture in the wrong place and clutter could be preventing a good amount of light from flooding in.

The impact of good lighting should not be underestimated as it can help maximise the appearance of more space in the property and, with the race for space continuing post-pandemic, this is guaranteed to maximise the chances of securing a tenant in no time.

Having a look around the home, perhaps switching out darker curtains for lighter ones, or getting rid of clutter that could be blocking windows could be enough to attract tenants this spring.

On the other hand, a home might require more than just changing curtains or moving around furniture to let the light in. Instead, installing new windows could be the solution to letting natural light into the home.
